How do I prepare my home for an Inspection? ....



What's involved in a home inspection?


Your inspector will perform a thorough visual inspection of the major systems and components of the home including the structure, roof, interior/exterior surfaces, and the plumbing, heating, cooling & electrical systems.Attached garages, carports, retaining walls, walks and drives are also part of the Inspection. Insulation and ventilation will also be evaluated as well as lot grading, and checking for any evidence or likelihood of basement dampness.

Your inspector will show you, and explain to you, the various parts of the home and answer any questions you may have. He will point out areas of concern, and offer suggestions for improvement.


Do I really need a home Inspection? I've already had a good look around the house.


Our inspections are like individual home seminars. We spend approximately three hours with you in an interactive process during which you learn the status of the mechanical, structural and finish components of your new home - from an experienced person. This gives you the acquired ability to diagnose signs and symptoms which you may have overlooked.

Our comprehensive report will distinguish between items that need to be repaired or replaced, areas that may need routine maintenance and components that may be suspect at the time of the inspection. The Inspection Report will be delivered by email no later than the following day.


How long does the Inspection take?


A typical inspection should take 2 to 3 hours to complete, start to finish. This can vary a little bit given the current condition of the home, size, accessibility of various systems and so on.


Should I attend the Inspection?


Absolutely! It is important for you to understand how the house works from a technical standpoint. By attending the inspection, you are able to see first-hand the conditions that will be described in the report. It also allows the inspector to show you what to do in case of emergency regarding the electrical, plumbing and furnace. If you have any particular concerns about the property, this is the time to get answers.
